Commercial Plan Review

The following applies to new construction, additions or alteration to ALL occupancy buildings OTHER THAN R3 (one &two family dwellings).

  • Plans will be reviewed on a first come first serve basis.
  • After the Plans Examiner has reviewed the plans a letter is generated listing items that do not meet the requirements of the code. The letter is sent to the design professional for revisions. If requirements are still not meet a second letter will be send and plans will not be approve until all requirements are satisfied.
  • The Plan review will normally take 2 to 3 weeks depending on the project.
  • Will need 2 sets of plans sealed and signed by an Arkansas certified design professional. This will include architectural, structural, mechanical, electrical and plumbing. (If new commercial building 3 sets of plans are required).
  • Any project that included plumbing work will need state plumbing approval.
  • Will also need Springdale planning Department approval in Non large and large Scale project. After all of the above has been completed a permit approval letter will be sent out indicating your project's permit is approved for issuance.
SPECIFICS

The following codes are to be used:

1.     Arkansas State fire Code I  II & III  (2007)

(IRC)International Residential Code 2006 = Volume I – (IBC) International Building Code 2006= Volume II (Fire Code 2006 = Volume III)

2.     NFPA codes as required

3.     National Electric Code (NEC) 2008 ( As of August 1st 2008)

4.     Arkansas State Plumbing Code 2006

5.     Arkansas Gas Code 2006( As of August 1st 2008)

6.     Arkansas Mechanical Code 2003

7.     Arkansas Energy Code 2004

8.     ANSI 117. 1998 (handicap accessibility standards)

Project must comply with other applicable state and local ordinances.

 

Site Plan includes as a minimum:

    • Property lines, pins and dimensions
    • Right-of way, easements and setbacks
    • Site address
    • Applicable codes
    • Occupancy load
    • Total square footage
    • Means of Egress
    • Snow load
